Lakeside Social opened to the public on Aug. 27 at 2431 Town Center Ave., just west of The Avenue Viera. The site has a performance pavilion, a large event lawn, a wave-shaped open-air bar and 1,000 feet of waterfront, according to Viera Voice's opening-day report. It got here late. When The Viera Company announced the project in March, it was aiming for an early-June opening. That means October is the first stretch of cooler weather the place has ever had.
Most people call the whole waterfront "Lakeside Social," but that name only covers part of it. Two separate organizations run this shoreline. Their rules are different, their booking forms are different, and so are their event calendars. Knowing which half you're on settles most practical questions, like whether you can bring snacks for the kids, who to call about a birthday party, and where to find this weekend's concert.
One shoreline, two managers
Lakeside Social is a partnership between The Viera Company and Daniel Todd of Rogue Wave Hospitality Group. Rogue Wave is also behind 4th Street Fillin Station, The Alibi Cocktails & Bites, Dirty Birds Tiki Bar & Grill and Dirty Noodz Ramen & Sake Bar. The lawn and stage next door are a different operation. The Central Viera Community Association runs them as a community park.
CVCA President Eva Rey explained the split in her September 2026 President's Corner. Lakeside Social, she wrote, is the food and beverage side of the park, run by a separate management team:
"Lakeside Social is just the food truck/beverage pavilion side of the park and is operated by Rogue Wave Hospitality – a completely different operations and management entity."
Here is how the two sides compare in practice:
| Lakeside Social | Lakeside at Viera Town Center | |
|---|---|---|
| Run by | Rogue Wave Hospitality, with The Viera Company | Central Viera Community Association |
| What it covers | Wave-shaped bar and food-truck pavilion | Public lawn and performance pavilion |
| Hours | Sun–Thu 11 a.m.–10 p.m.; Fri–Sat 11 a.m.–11 p.m. | Set by each event on CVCA's calendar |
| Pets | Leashed, well-behaved pets welcome outdoors | No off-leash pets |
| Outside food and drink | Food comes from on-site trucks | Not allowed without CVCA Events Team approval |
| Private events | Lakeside Social's own request form | CVCA's online park request form |
Lakeside Social posts its hours on its location page, and CVCA posts its park rules on its Lakeside page. The CVCA rules also ban smoking and vaping and limit the park to people on foot. Golf carts, bicycles, scooters, skateboards and e-bikes aren't allowed. The golf cart rule stands out because one of the biggest events on the fall calendar is a decorated-cart contest. More on that below.
Why the food rule shapes everything else
The rule that matters most on the lawn is about food. Rey wrote that no matter the event, outside food and drinks can't come into the park, and organizers can't bring in extra food trucks or vendors. CVCA's posted rules leave room for exceptions approved in advance by its Events Team. They also warn that a renter who skips that step can be removed and lose all deposits and fees.
The setup sends everyone on the lawn to the same place to eat. A brunch, a concert or a free workout on CVCA's side all lead back to the trucks on Lakeside Social's side. Lakeside Social's food page lists four core concepts:
- 4th Street Food Truck, from the team behind 4th Street Fillin Station
- DOUGH Pizza Company
- BeeG's Sweet Shack
- Modern Asian Curated Streetfoods
Guest trucks fill in around those four. The page currently names A Pinch Of Rodriguez and Tropical Taste Jerk Center and says guest trucks rotate. During opening week, Que's Crackin' Crab & Seafood Kitchen was part of the rotation, according to Viera Voice's grand-opening coverage. If you're going for one guest truck in particular, check the food page that day.
Pets also land differently depending on the side. Lakeside Social's FAQ welcomes leashed, well-behaved pets in its outdoor spaces. CVCA's rule says "No off-leash pets. Violators will be removed." In practice, a dog on a leash is fine anywhere on the waterfront, but CVCA spells out the consequence for an off-leash dog on the lawn.
The fall calendar belongs mostly to the lawn
Rey wrote that CVCA has been "swamped with requests" to use the park since opening, and that it's working with local businesses and nonprofits to keep the lawn busy. Lakeside Social's FAQ says the venue hosts live music regularly. For dated events, the CVCA Lakeside calendar is the most complete source. Here's what it lists through December, plus one series it doesn't carry.
October
- Saturday, Oct. 10, 9 a.m.–9 p.m.: Community Pumpkin Patch on the lawn.
- Sunday, Oct. 11, 10 a.m.–2 p.m.: The first Lakeside Sunday Brunch & Market. It's planned for the second Sunday of each month.
- Saturday, Oct. 17, 7–8 a.m.: Lakeside Bootcamp kicks off with The Lab Studio Gym. Check-in starts at 6:45 a.m. The first class is free, registration is required, and later sessions are listed at $30, according to CVCA's bootcamp listing.
- Saturday, Oct. 24, 11 a.m.–10 p.m.: The 80's Halloween Party. Family games run 11 a.m.–6 p.m., "Deck the Cart, Halloween Edition" runs 4–8 p.m., and Planet Hairspray plays 6–10 p.m. Rey's post adds Thriller dance lessons and a costume contest.
- Friday, Oct. 30, 6–9:30 p.m.: Last Call Band on the stage.
- Saturday, Oct. 31, 7–8 a.m.: Bootcamp, in its every-other-Saturday rotation.
November
- Wednesday, Nov. 4, 10 a.m.–2 p.m.: Warrior's Wellness.
- Sunday, Nov. 8, 10 a.m.–2 p.m.: Sunday Brunch & Market.
- Saturdays, Nov. 14 and Nov. 28, 7–8 a.m.: Bootcamp.
December
- Saturday, Dec. 5, 6–9:30 p.m.: Last Call Band returns.
- Saturday, Dec. 12: Bootcamp at 7 a.m., followed by the BPS Winter Music Festival from 10 a.m. to 5 p.m.
- Sunday, Dec. 13, 10 a.m.–2 p.m.: Sunday Brunch & Market.
- Sunday, Dec. 20, 5–9 p.m.: Melbourne Orchestra Christmas Concert.
The Lakeside Night Market is the one series you won't find on CVCA's monthly grid. Rey's post says it started Sept. 30 and runs on the second and fourth Wednesdays. VieraNow's listing puts the rest of this year's markets at 4–8 p.m. on Oct. 14 and 28, Nov. 11 and 25, and Dec. 9 and 23. If you only check one calendar, you'll miss either the Wednesday markets or the weekend lineup.
Between the two calendars, the lawn has something nearly every week through the end of the year. Mornings are workouts, Sundays mid-month are brunch, and Wednesday evenings and some Fridays are markets and bands. If you're bringing guests, a Sunday brunch weekend gives you a full day there. On a quieter weekday, you'll find the trucks and the bar open on their regular hours and an empty lawn.
The same weeks, one block east
The Avenue Viera is a short walk east, and its calendar overlaps Lakeside's in a few places. The Avenue's October Third Thursday is Oct. 15, 5–8 p.m. Boo Bash is Friday, Oct. 23, 5–7 p.m. It's a ticketed kids' event that benefits The Children's Hunger Project. That's the night before Lakeside's 80's Halloween Party, so Town Center has a Friday-and-Saturday Halloween weekend for families with young kids.
More openings nearby are expected before the holidays:
- Publix at Viera Promenade, at the northeast corner of Murrell Road and Berglund Lane, is scheduled to open the first week of November. Publix Liquors, Sergio's Tacos and Pigtails & Crewcuts are also planned for the center, per Viera Voice.
- Makoto's To Go is aiming for November at Stadium Square, 2903 Sodore Way at Pineda Boulevard and Stadium Parkway.
- Escapology Viera is a planned nine-room escape-room complex next to The Avenue. Viera Voice reported it was aiming for a late-October opening.
If Escapology opens on schedule, the area west of The Avenue will have a new restaurant pavilion, a community stage and an escape-room complex, all within a few minutes' walk of each other and all within one fall season.
Waterfront amenities like Lakeside change what a Viera address offers day to day, and they show up in how buyers think about a home's location. If you're curious how new places near Town Center might affect your home's value, DeRoy Thornton Group can walk you through it with a free home valuation. And we'll probably see you at a Sunday brunch.
